For many families in Maharashtra, the festive season is the time to make a big purchase. Booking a home on Dussehra, Dhanteras or Diwali Padwa is seen as a lucky start, and many buyers plan their site visits and bookings around these dates.
It is also a practical time to buy. Developers often launch festive schemes, banks run home loan campaigns, and families are together to visit sites and decide.
But a good muhurat does not make a bad deal good. This guide gives you the 2026 festive dates, explains how to judge festive offers, and lists what to check before you pay a booking amount in Panvel.
Key Festive Dates for Buying a Home in Panvel in 2026
These are the main festival dates this season. Many families in Maharashtra traditionally see them as good days to begin a home purchase. A festival date, however, is not automatically a suitable time for booking, registration or griha pravesh.
| Date | Festival | Why buyers choose it |
| 11–19 Oct 2026 | Sharad Navratri | Nine days associated with new beginnings |
| 20 Oct 2026 (Tue) | Dussehra / Vijayadashami | Traditionally counted among the sade-teen (three and a half) muhurats in Maharashtra |
| 6 Nov 2026 (Fri) | Dhanteras | Traditionally associated with buying gold, vehicles and other valuables |
| 8 Nov 2026 (Sun) | Diwali / Lakshmi Puja | Main day of Diwali; Lakshmi Puja is performed in the evening |
| 9 Nov 2026 (Mon) | Diwali Padwa / Bali Pratipada | Traditionally counted as the half muhurat of the sade-teen muhurats |
If you want to book, sign the agreement, register or do griha pravesh on a particular day, ask your family priest for a muhurat for that specific activity. Registration also depends on the sub-registrar office being open, so check its working hours around the festival days.
A practical tip: Site visits, document checks and loan approval take time. If you want to book on Dhanteras or Padwa, start visiting projects during Navratri.
Why Homebuyers Are Considering Panvel in 2026
A few recent developments have put Panvel on many buyers’ shortlists.
- The airport is operational. Navi Mumbai International Airport began domestic passenger flights on 25 December 2025 (Deccan Herald). Its first international passenger flight, to Abu Dhabi, left on 15 July 2026 (Siasat).
- Mumbai is closer by road. Atal Setu, opened in January 2024, is a 21.8 km sea bridge linking Sewri in Mumbai to Chirle in Navi Mumbai (1acre).
- Prices have risen steadily. According to an ANAROCK report, Panvel’s residential price index reached 176 in H1 2026 against 100 in 2021, about 76% growth. Navi Mumbai as a whole stood at 164 (Business Today).
- There is plenty of choice. The same report counts 42,330 homes supplied in Panvel between 2021 and H1 2026, mostly mid-market housing.
For a family looking at a 1 or 2 BHK, this means more projects to choose from. It also means more need to compare carefully. Not every project in Panvel has the same approvals, location or builder track record.
How to Compare Diwali Property Offers in Panvel
Developers often run limited-period schemes during the festive season. Common types include:
- Low booking amount, for example a token amount instead of the usual 10%.
- Stamp duty or registration paid by the developer.
- Subvention or flexible payment plans, where you pay less until possession.
- Free extras such as modular kitchen, appliances, car parking or waived floor-rise charges.
- Spot booking discounts for booking on a festival day.
Judge a festive offer by its total cost, payment terms and benefits, not just the advertised discount. Before you accept one, ask these questions:
- What is the all-inclusive price? Compare the final cost per square foot of Built up area, Stamp Duty, Registration, GST. A free gift can hide a higher base rate.
- Is the offer written in the agreement? A verbal promise at the site office is not enough. Ask for it in the allotment letter or agreement for sale.
- What happens if the project is delayed? Read the possession date and penalty clause, especially in subvention schemes.
- Would you buy the home without the offer? If the answer is no, the offer is doing the deciding for you.
At MD Realty, we compare projects for you on the full cost, not the headline offer, so you can see which deal actually saves money.
What to Check Before Booking a Flat in Panvel
Use this checklist before you pay any booking amount.
- MahaRERA registration. Check whether the project requires MahaRERA registration and verify its details. Projects on more than 500 sq m of land, or with more than eight apartments, generally must register (MoHUA). Search the project on the MahaRERA website and check the possession date, approved plans and any complaints.
- Booking amount within the legal limit. Under Section 13 of the RERA Act, a developer cannot accept more than 10% of the property’s cost as an advance or application fee before signing and registering the agreement for sale (Outlook Money).
- Which authority approved the building. Several New Panvel East villages, including Akurli, Adai and Bonshet, fall within NAINA town planning schemes. Jurisdiction depends on the specific plot, so ask which authority issued the approvals. Within NAINA, construction needs prior approval from CIDCO’s NAINA building permission department. Ask for the commencement certificate and approved plan.
- Title and land documents. Ask for the title search report and the 7/12 extract or property card, and confirm the land is not under dispute.
- Carpet area. Check that the agreement states the carpet area clearly, and compare prices on that basis.
- Builder track record. Visit a completed project by the same developer. Check whether it was delivered on time and how it is maintained.
- Possession date and penalty clause. Read what compensation the agreement offers if possession is delayed.
- Location reality check. Visit the site on a weekday. Check the approach road, water supply, public transport and distance to schools and hospitals.
- For resale flats in Panvel: occupancy certificate, society NOC, share certificate, paid-up maintenance and, for CIDCO plots, the transfer charges.
- Cancellation and refund terms. Get the cancellation conditions, deductions and refund timeline in writing before paying a booking amount.

Home Buying Costs in Panvel Beyond the Flat’s Price
The agreement value is not the full cost. Plan for these on top:
| Cost | What to expect |
| Stamp duty | Depends on where the flat is: municipal corporation limits attract a higher rate than gram panchayat areas. Charged on the agreement value or the ready reckoner rate, whichever is higher. |
| Women buyers | 1% lower stamp duty when a woman is the sole owner of a residential property. Joint ownership with a man does not qualify. |
| Registration fee | 1% of the property value, capped at ₹30,000. |
| GST | 5% on under-construction flats (1% for homes that qualify as affordable housing). No GST on ready flats with an occupancy certificate. |
| Down payment | Banks usually fund 75–90% of the value, depending on the loan amount. Keep the rest ready. |
| Other charges | Legal fees, society formation, maintenance deposit, parking, and loan processing fees. |
Ask your developer or our team for a full cost sheet before you book, and confirm current stamp duty and registration rates on the IGR Maharashtra website or with your lawyer.
Example: On a ₹50 lakh under-construction flat, GST at 5% adds ₹2.5 lakh and registration adds ₹30,000, before stamp duty. A cost sheet helps you see the real number.

FAQs About Buying a Home in Panvel During Diwali
Is Diwali a good time to buy a home in Panvel?
Diwali can be a good time to buy if a festive offer reduces your total cost and the property meets your needs. Compare projects, verify approvals and review the payment terms before deciding.
Which festive dates can I consider for booking a home in Panvel in 2026?
Dussehra on 20 October, Dhanteras on 6 November and Diwali Padwa on 9 November are popular choices. Confirm suitable timings for your specific activity with a local panchang or family priest.
How can I check whether a Diwali property offer offers real savings?
Compare the written, all-inclusive cost with similar properties using carpet area. Include applicable taxes, registration, maintenance deposits and other charges. Check the offer’s conditions and validity rather than judging it by gifts or a low booking amount.
What documents should I check before booking a flat in Panvel?
Check applicable MahaRERA registration, title documents, approved building plans, the commencement certificate and the draft agreement for sale. For completed or resale flats, also verify the occupancy certificate and relevant society documents.
How do I check whether a property falls under NAINA or another planning authority?
Ask for the project’s approval documents and verify the authority using its village name and survey number. Do not rely only on a “New Panvel” address, as the applicable authority can differ by location.
What costs should I budget for beyond the flat’s price?
Allow for stamp duty, registration fees, applicable GST, maintenance deposits, legal fees and loan processing charges. Request an itemised cost sheet and separately plan the portion of the purchase price your loan will not cover.
Can I book a flat on an auspicious day and register the agreement later?
You can plan a booking and registration on different dates. However, a promoter cannot accept more than 10% of the property cost before entering into and registering an agreement for sale. Confirm payment milestones and booking terms in writing.
What should I check before paying a booking amount?
Visit the site, verify documents and review the total cost, possession timeline and payment schedule. Get the cancellation conditions, deductions and refund timeline in writing before paying.
